Base Option - Layout 1

This follows the plan of Option A ground floor and 1st floor plan, however there will be no additional storey.  It includes upgrading the heading and electronics, new windows, relocation of the existing concrete staircase, installation of life and general upgrading the building to current standards.  The base option will allow to take off the existing roof structure and coverings and replace with a low pitch roof.  More details...

Layout 2

This option provides a curved pre-formed metal profile roofing system.  The ground floor layout remains the same as the base option.  The additional storey is now introduced with a full height extension to the front entrance.  More details...

Layout 3

This option provides a traditional pitched roof with slate coverings.  The dormer detail is introduced on the 2nd floor.  The ground floor layout is the same as Plan B option.  More details...



Funding


In the initial plan document, the achitects set out the costs thus (all figures rounded to next highest £50,000):
Option 1 - Base costs
£950,000
Option 2 - Additional costs to Base £250,000
Option 3 - Additional costs to Base £250,000
 
Following further analysis, the estimates for options 2 and 3 have been increased by approximately £20,000 to £30,000.

This gives a range of costing between £950,000 and £1,250,000 for the various options.

At this stage, our prime decision is which option we wish to pursue, and then to examine the feasibility of these options.

These figures represent significant increases to the original view of the group that construction costs would be between £500,000 and £750,000.
